COMPARISON OF FORECLOSURES IN DAYTON/CORCORAN/MEDINA
There has been a lot of discussion in the community regarding the number of foreclosures in the city of Dayton. The number of foreclosures has often been attributed to the NE Water/Sewer/Streets Project. Hennepin County has provided the City with maps of foreclosures in each Hennepin County city for the years 2005 through 2011. It is interesting to note that the number of foreclosures is comparable for all three cities from 2008 through 2010 with 2011 being a comparable year between Dayton and Corcoran.
From 2006-2011, the City of Corcoran did not have any water/sewer projects – Corcoran, except for a few commercial properties, is entirely serviced by private wells and septic systems. No assessments for residential properties have taken place in the past, yet the foreclosure numbers are comparable to the NE Project area of Dayton. The city of Medina is similar with only a very small portion of their residential properties serviced by City water/sewer. It is not known if these properties were assessed.
Below is the data from the records of Hennepin County. The City of Dayton has verified its numbers via addresses. The NE area of Dayton is intended to be the area that is within the NE Project area:
City of Dayton:
- 2006 – 7 foreclosures, 6 of which were in the NE area of Dayton – this was prior to the economic downturn and the NE Water/Sewer/Streets Project.
- 2007 – 9 foreclosures, 6 in the NE Project area of Dayton
- 2008 –19 foreclosures, 16 in the NE area of Dayton –first year of assessments on tax statements
- 2009 – 17 foreclosures, 12 in the NE Project area
- 2010 –24 foreclosures, 19 in the NE Project area of Dayton
- 2011 –15 foreclosures, 11 in the NE area of Dayton
City of Corcoran:
- 2006 - 5 foreclosures
- 2007 – 4 foreclosures, 2 less than NE Dayton
- 2008 - 17 foreclosures, 1 more foreclosure than the NE area of Dayton
- 2009 – 16 foreclosures, 4 more than the NE area of Dayton
- 2010 - 14 foreclosures – 5 less than the NE area of Dayton
- 2011 - 18 foreclosures in 2011 – 7 more than the NE area of Dayton and again with no residential water and sewer projects. The majority of Corcoran is not serviced by City water and sewer, but by individual wells and septic systems.
City of Medina:
- 2006 – 4 foreclosures, 2 less than NE Dayton
- 2007 – 4 foreclosures, 2 less than NE Dayton
- 2008 – 13 foreclosures, 3 more than NE Dayton
- 2009 – 21 foreclosures, 9 more than NE Dayton
- 2010 – 14 foreclosures, 5 less than NE Dayton
- 2011 – 7 foreclosures, 4 less than NE Dayton
